2019 Upstate Housing Market Recap…
“The Real Estate market in Greenville and surrounding cities remains strong, slightly favoring sellers so far in 2019,” says local RE/MAX Broker/Owner, Jeremy Russell.
Total sales in 2019 are up 5.7% over the same time frame last year, January to September. The median house price has increased as well, up 5.1% to $219,500. However, these increases have come with longer “days on market” which are up 3.8%.
Greenville continues to be a strong market and that’s great news for sellers, but buyers shouldn’t be discouraged. Buyers who remember that preparation is key can come out on top and get the house they love! We encourage all buyers to have their lending in place, allowing them to submit a pre-approval letter with their offer. In the most competitive price points, and in most desirable neighborhoods, multiple offers are commonplace. When assisting buyers, our agents will make sure everything is in order so buyers have the best chance to get the house they want, then we help buyers prepare the best offer they feel comfortable with. It can be true: “If you sleep ON it, you may not sleep IN it.”
While sellers are enjoying the market that is tilted in their favor, sellers shouldn’t get carried away with their price. When a listing first goes live in the MLS is when it has the most impact in the market. It’s important to price RIGHT. When working with sellers, our agents use a detailed listing plan and pricing analysis to help sellers determine what the right price is. When a listing is priced high to “test the waters,” sellers have the potential to miss their ideal target audience at the most crucial time. Research has shown that homes priced too high initially often end up getting less than what they would have if they had entered the market at the correct price to begin with!
